Terms & Conditions

• Bookings are paid online, in full, at the time of booking. Current rates are shown on our prices page.
• Your booking is confirmed when payment is complete. An automated confirmation email, including the address and arrival details, is then sent to you; please check your spam folder.
• Professional-package discounts are applied at checkout and are subject to confirmation of your professional status before the booking is validated.
• Specialist equipment, the rubber wardrobe, the projector, parking, additional guests and extra hours are extras that must be arranged and paid for in advance.

• We do not offer refunds on prepaid bookings, including bookings made during sales or special offers.
• You may reschedule a booking once, to another date within 3 months of the original booking date, subject to availability. Please contact us as early as possible.

• Daytime bookings take place between 11am–5pm, for the number of hours booked (2 to 6).
• Overnight bookings run from 6pm–11am. Professional bookings may check in from 2pm (earlier on request).
• Early check-in or late check-out is charged at £30 per hour and must be agreed in advance, subject to availability.

• Standard bookings include up to 2 guests.
• Additional guests must be declared and paid for in advance.
• Events, workshops and group sessions (up to 16 guests) require our prior approval by email.
• We reserve the right to refuse entry to unauthorised or undeclared guests. Arriving with more people than confirmed may result in refused entry, with no refund.

• No smoking anywhere in the suite. Vaping is allowed.
• Messy activities are allowed only on the PVC sheets provided. You must clean up afterwards and place the PVC sheet in the box provided for disinfection.
• Please respect the building and our neighbours, arrive and leave discreetly, and keep the address confidential.
• The suite is on the 4th floor and is reached by stairs only; there is no lift or wheelchair access.

• Equipment and toys may be used freely, aside from specialist items and the rubber wardrobe, which must be pre-booked for a fee.
• All specialist items are inspected before being provided. When you book a specialist item, you take full responsibility for its use and condition throughout your session.
• In the event of damage to a specialist item, appropriate compensation will be sought.
• Please tell us straight away about anything that is broken or not working, so it can be checked before the next guest.

Hire of our BDSM furniture for use elsewhere is subject to its own conditions, summarised here and detailed on the furniture and equipment hire page:

• The rental period is 24 hours, from 11am until 11am the following day.
• Delivery and collection within London cost £200 extra.
• A refundable security deposit of £250 applies per booking.
• You are responsible for assembling and dismantling the equipment.

We handle your personal data as described in our privacy policy. The exact address of the suite is shared only with confirmed guests.
