Building a temporary dungeon for a fetish club night, dressing a film set or staging a themed photoshoot is far easier with the real thing. Our collection features authentic, professional BDSM furniture from the dungeon suites run by Madame Caramel and Mistress Lorraine across London — solid, purpose-built pieces rather than lightweight props.
All equipment is previously used but carefully maintained, thoroughly cleaned and inspected between rentals. From a single statement piece to a complete temporary dungeon installation, you choose the items, the package and whether we deliver.
Hire is managed by BDSM Suites, part of the BDSM Hotel family, and we are continuously expanding the collection.

Customers are responsible for assembling and dismantling all equipment. Extended hire periods must be agreed in advance.

Delivery & collection
Delivery and collection within London are available for an additional £200 per booking.
- Alternatively, you can arrange your own collection and return from our designated London locations.
- In that case, responsibility for safe loading, securing, transport and unloading rests with you.
- All equipment must be dismantled and ready for collection by the agreed time.
Refundable deposit
A refundable security deposit of £250 is required for every booking. It is refunded once all equipment has been returned and inspected, subject to any lawful deductions for damage, missing items or other agreed charges. You are never charged for reasonable wear and tear.
For events, clubs, film and creative productions
The collection is designed for anyone who needs an authentic dungeon look away from a dungeon:
- fetish club nights, private events and temporary dungeon installations;
- fashion and fetish photography;
- music videos, film and television productions, and advertising shoots.
Film, television, advertising, music-video and commercial photography productions often need equipment for longer periods, so we welcome enquiries for multi-day and longer-term rentals with a personalised quotation.
Prefer to shoot in a ready-dressed space instead? Our 1,200 sq ft Tower Bridge penthouse can be booked as a fetish photo and film studio, complete with furniture, lighting and a rubber wardrobe. You can also browse the equipment inside the suite.
Equipment hire terms and conditions
Please read before booking. In these terms, “we” means BDSM Suites and “the hirer” means the person or company hiring the equipment.
1. How long is the rental period?
All standard rentals are for 24 hours, beginning at 11:00am on the agreed collection or delivery date and ending at 11:00am the following day. Extended hire periods must be agreed in advance.
2. How does the security deposit work?
A refundable security deposit of £250 is required for every booking. It is refunded after the return and inspection of all equipment, subject to any lawful deductions for damage, missing items or other agreed charges.
3. Who is responsible for loss, theft and damage?
The hirer is responsible for the equipment throughout the rental period, including transport, unloading, assembly, installation, use, dismantling, storage and return. The hirer agrees to:
- take reasonable care of the furniture;
- protect it against theft, loss, accidental damage and misuse;
- keep it secure when not in use;
- ensure only competent people assemble and operate specialised equipment;
- report any problem as soon as reasonably possible;
- return everything in the condition supplied, allowing for reasonable wear and tear.
Damage and repair charges:
- If furniture is damaged beyond reasonable wear and tear, the hirer pays the reasonable, documented cost of repair, including assessment by a professional dungeon furniture maker and transport to and from the specialist where needed.
- In the event of theft, loss or irreparable damage, the reasonable replacement cost may be charged.
- Charges may be deducted from the deposit; any balance above it remains payable by the hirer.
- The hirer is not charged for reasonable wear and tear or for damage caused by BDSM Suites or its delivery personnel.
4. Do you assemble the equipment?
No. BDSM Suites provides equipment hire only; unless expressly agreed in writing, installation, assembly, dismantling and on-site supervision are not included. The hirer must:
- assemble equipment correctly and according to any instructions supplied;
- check that the venue is suitable;
- inspect equipment before use;
- respect manufacturer weight limits and safety requirements;
- ensure the inversion rack in particular is operated only by competent people;
- make sure all activities involve consenting adults aged 18 or over.
Equipment must not be modified or used if damaged, unstable or defective.
5. What about delivery and collection?
Delivery and collection within London cost an additional £200 per booking. You may instead collect and return the equipment from our designated London locations, in which case safe loading, transport and unloading are your responsibility.
6. How clean is the equipment?
All equipment is thoroughly cleaned and inspected before being supplied. The hirer must maintain appropriate hygiene standards throughout the rental and return all furniture in a reasonably clean condition.
7. Do you work with film and television productions?
Yes. Film, television, advertising, music-video and commercial photography productions may require equipment for extended periods. Contact us with your production requirements for a personalised quotation.
